    Why RERA Matters

    • Mandatory project registration and disclosure: Projects either residential or commercial exceeding 500 sq m or with over 8 apartments (all phases) must register
    • Transparency & Disclosure: Full disclosure of project details, ownership, approvals, costs and cost estimates, carpet area, and proposed buyer agreements is essential.
    • Financial Discipline: Funds must be held in a separate RERA account, with 70% for project construction and 30% for operational costs.
    • Timelines: Strict adherence to the proposed completion schedule, including possession dates, is required for the projects under RERA.

    Checklist Before Buying Property

    Technical & Design Approvals

    • Approved building plan from local development authority/municipality.
    • Land‑use compliance (residential/commercial as per master plan).
    • Fire NOC, environmental clearances (where applicable).
    • Completion/occupancy certificate for ready‑to‑move properties.

    Legal & Title Due Diligence

    • Clear title search for at least 30 years (via lawyer / search report).
    • Encumbrance certificate, mutation and property tax receipts.
    • Verification of POA, if seller is not the original owner.
    • Registered agreement to sell and sale deed in the buyer’s name.
